From soundstages and screening rooms to a sweeping amphitheater and philanthropic suites, this Entertainment Hub fuses artistry, community, and innovation in one electrifying destination.
In response to the Town of Greenwich’s RFP for the historic Havemeyer Building, Sally Kellogg transformed a single‐use preservation project into a dynamic Entertainment Hub that activates both the building and its grounds. Rather than simply restoring interior finishes and adapting existing rooms, she envisioned a multi-program campus that weaves film production, music recording, live performance, and philanthropic activity into a cohesive cultural destination.
Her concept begins inside the renovated Havemeyer shell, where dedicated sound-staged studios and back-lot screening rooms support independent and major motion-picture creation. Adjoining these spaces, acoustically treated recording suites and editorial bays provide creators a full production chain—from script to screen—under one roof. A flexible “black box” performance hall within the original mill volume doubles as a live-score venue or intimate screening theater, anchoring the creative cluster.
Surrounding the main building, Sally introduced an 11,000-seat outdoor amphitheater nestled into the existing ball park, with historic stone banks, perfect to protect bleacher seating. Carefully oriented to maximize visual impact, the amphitheater features terraced lawn seating and a sculpted stage pavilion equipped for symphonic concerts, film premieres, and community festivals. Integrated event lawn areas and gathering terraces extend the programming throughout the year, fostering a seamless indoor-outdoor experience.
To support nightly performances and daytime studio activity, Sally’s master plan adds two new parking garages—creating easy access via Field Point Road. Each garage is clad in locally sourced stone and louvered screens to echo the Havemeyer’s industrial heritage, while providing 1,200 covered stalls, electric-vehicle charging stations, and secure bike storage. Strategic pedestrian pathways link the garages to the studios and amphitheater, ensuring guest flow remains intuitive and accessible. Adding to the parking and nightlife, restaurants and shops on Greenwich Avenue, the backstage area provides security along Bolling Place.
Beyond pure infrastructure, the Entertainment Hub houses a philanthropy suite and hospitality pavilion for fundraising galas, investor briefings, and educational workshops. Overlooking the amphitheater, this suite features panoramic glazing and terraces that convert to VIP lounges during events—encouraging private giving activities that sustain the campus. Sally’s vision unites creation, performance, and patronage in one synergistic environment, elevating the Havemeyer Building into a thriving cultural landmark.
Looking ahead, Sally plans to integrate green roofs atop the garages, a district-wide fiber network for real-time production workflows, and additional parking garages along Railroad Avenue to buffer 1-95 sound, while expansion of over 800 more vehicles—further enriching visitor experience and operational resilience.
